Location
The villa is located on Rolling Hills, a quiet estate at Formosa Gardens. This is one of the closest locations to the Disney area available to rent, a real bonus when considering the heavy traffic on Highway 192. It is only five minutes to Disney, 18 minutes to Universal and Sea World, 2 minutes to a good selection of Restaurants and shops, Orlando International is 25 minutes away. Rolling Hills is a quiet estate with lake and conservation area.
Property Description
This luxury villa offers a real home from home experience, it is very well equipped and very comfortable. It is fully air conditioned, including the games room and also has a number of ceiling fans for your added comfort. It will comfortablly sleep twelve people all in proper beds, no put you ups. A travel cot is also provided. Two separate living areas can be a real advantage when with a large party.
The private 28 feet, south facing pool is fully screened and is enhanced by decorative planting and two wall fountains. There are sunloungers, chairs and table for you to relax on and enjoy poolside snacks.
The bright family room hosts a large television with cable, DVD, video, audio casette and CD facilities. Entrance to the pool and screened lanai area is via alarmed patio doors. Comfortable seating and a breakfast-bar finish this very popular room, with a pool view.
The formal dining area is perfect for a quiet or romantic dinner away from the hustle and bustle. The cool and tasteful decoration will encourage you to linger over a meal.
The lounge area provides a quiet, comfortable place to sit and reflect on the days events. It is perfect for those who crave some quiet time, or simply to plan the following days activities.
The fully equipped kitchen incorporates a microwave, range, dishwasher, waste-disposal and large fridge freezer with ice maker. The breakfast bar and second dining area makes this a popular place for everyone. A separate utility room houses the washer and drier.
The luxurious mater bedroom has a four poster bed and cable tv and video. There is a large walk in wardrobe and plenty of draw space. A beautiful en-suite bathroom makes this the room to relax in after a tiring day. The en-suite has his and her sinks, a bath, a walk-in shower and separate toilet.
The bonus room has a queen-sized bed and an adjoining room with bunk beds. A cable television and video makes this a very comfortable room for a young family.
A bright and cheerful twin room is perfect for the younger members of the party. It hosts twin beds, walk-in wardrobe, ample draw space and a television with video.
The bedrooms are completed by two double bedrooms each with walk-in wardrobes, ample draw space, cable television and video.
The games room is fully air conditioned and hosts a football table, games consul and numerous games.
A telephone is provided and all local calls are free. Other calls can be made using credit cards or locally purchased phone cards. Incoming calls are accepted in the usual way.
An intercom system is fitted throughout the villa, allowing music to be fed into all rooms. It also allows communication with the rooms and monitoring of the younger members of the party. Separate contols in the rooms allow this facility to be turned off for the privacy of the other members of the party.
All linens and towels are provided.
This luxury villa is maintained to a very high standard by a local management company. Rolling Hills Estate has a very active Residents Association that ensures that the communal areas and all of the properties are suitably presented.
