Location
We are situated on the Greater Groves development at the end of a quiet and safe cul-de-sac, 5 miles west of WALT DISNEY WORLD.
The Home is furnished to Executive Gold Standard throughout.
The Home is close to all major attractions, Sea World, Universal Studios, restaurants, Factory shops and many golf courses.
A one-minute drive from Greater Groves is a shopping area with a 18hr Winn Dixie (large supermarket), which serves everything from bread and milk to Budweiser, photo developing and a pharmacy.
In this shopping area is also a Pizza Restaurant, with a take away or delivery service, Post office, Bank and Hairdresser. Near the estate you can purchase fresh oranges and other citrus fruits, which have been picked that very day (during the season). If you are feeling energetic, pick your own!
Property Description
The Villa has a huge 2024sq foot of air-conditioned living space (many homes include the Garage in this size, we do not). The living area is much larger than many other four-bedroom homes in the Kissimmee/Disney area.
We chose this home because of the space between the neighbours and us.
The aspect from all main living areas and the master bedroom is towards the pool. Whether you are relaxing in the living room or family room, eating breakfast in the nook or preparing food and drink in the kitchen you are looking over the 21.5 by 21-foot (max.) pool. This is ideal for watching family and friends playing or relaxing.
Pool Area.
The Insect mesh screened pool faces South/South West, which means that the sun is shining on it from sunrise to nearly sunset. This is certainly not the case for many homes, renting your holiday home from us guarantees that you will get all the sunshine available.
The pool can be heated in the winter months when it needs a little bit of help to reach a comfortable temperature of approx. 80 Deg F.
The covered lanai is a very large 23-foot by 10 foot, which allows you to escape the sun when it becomes too powerful and a cool drink is in order. The Fridge freezer with icemaker is only feet away.
Sun Worshipers can relax on the large cool decking area. Pool furniture for up to ten people is provided. The screen netting around the pool provides full protection from any local insects while still allowing the sun through.
From the pool area there is direct access to the third bathroom.
A large Cast iron barbecue is also available for guest use.
The Family Room.
In the family room there is a 27inch-cable Stereo colour TV with VCR, DVD and a Hi Fi with CD, Tape and AM/FM Radio. The Family room patio door overlooks the pool.
A telephone is available for guest use, free local calls included.
The Kitchen and Nook area.
The Kitchen has an oven, coffee maker, microwave, dishwasher and fridge-freezer with icemaker.
Our kitchen is fully equipped with crockery, cutlery, utensils, iron and ironing board.
There is a large washer and dryer in the utility room. From the utility a door opens to the double garage.
The Nook area has a breakfast table, which overlooks the private pool.
Dining Room /Living Room
The living room furnishing includes a double sofa bed. A patio door overlooks the pool. Slightly to the left of the patio door through the arch is the Nook area, Kitchen, Utility and Family Room. The Dining area is for 6 people with an antique style glass table and chairs covered to match the living room. There are views to the front of the house through the double windows.
Master Bedroom.
The Master Bedroom overlooks the pool through the patio doors and has a large dresser with mirror, 2-bed side drawers' cable TV and a Super King-Size bed. Between the Master Bedroom and the Bathroom is a” walk in closet” with a safe (use of safe is included in the rental).
Master Bathroom
The Master Bathroom includes a large shower, oval bath, 2 sinks with cupboards below each with mirrors and vanity lights. A separate toilet to the left. There is a sliding locking door to the master bedroom and a walk in closet with safe.
Bedroom2,3 and 4
Bedroom 2 and 3 each have 2 single beds a double wardrobe and medium size dressing table with mirror. Bedroom 2 and 3 share a bathroom that is situated between the two rooms.
Bedroom four comprises a double bed, 2 bedside drawers, medium size dressing table with mirror, cable colour TV and a double wardrobe. There is an En-Suite shower room, sink and toilet with locking door to pool and deck area.
Bed linens, bathroom towels, cot, cot linens, highchair and hairdryer are provided in the cost of rental.
Community Facilities (in addition to our private pool).
On the Greater Groves development, community facilities include a large community pool, tennis courts, children's play area and open grassland which is available to residents and guests of the Greater Groves community (key provided by management company at no extra cost).
Considerations when renting a holiday home in Florida.
There are only two ways to rent a holiday home in Florida, a package or do it yourself.
With a package you get a flight, car and home somewhere in the Kissimmee area.
The massive disadvantage with the package is that you don't know where your home is going to be!
Kissimmee is a very large area, it can take 40 to 50 minutes to drive across town from some communities (not ours!) using the US192. Disney is at the West of Kissimmee.
If you wish to get a seven-day pass to Disney you could be commuting for several hours over your holiday, which doesn't include visits to Sea World, Universal Studios etc. No one wishes to waste any time during their precious holidays commuting in a car when they don't need to. This is important, I have been caught out by this!
It is quite common to visit Disney in the Morning leave mid afternoon and come back for the evening entertainment (this uses only one day of your pass). If you live too far away this would not be practical.
Local shopping for provisions is also a consideration. We have a 18hr supermarket one-mile away from Greater Groves, if you are late in arriving you can still pick up essential provisions on the way.
What is the size of the living area excluding garage? Few homes are as spacious as ours and have as many facilities.
Is the pool south facing? Ours is. Many homes pool/patio areas do not face south, meaning you could end up with a chilly pool and little sunshine to sit in (especially in the winter months!).
If the sun is up, it's up on our pool (and decking)!
After a hard day at the attractions a home situated at the end of a quiet and safe cul-de-sac could be just what you need for a bit of peace and relaxation.
